Before you shortlist anything here
Titled. Verified against the Registro Público by our reviewer, a Panama-licensed real estate agent, on 4 August 2026, which is what a formally platted resort estate at this price point should show. Units will typically also sit under the horizontal property regime, governed since 14 February 2022 by Ley 284, replacing Ley 31 de 2010, so you hold your own unit plus an undivided share of common elements. At this level the reglamento de copropiedad registered at the Registro Público matters more rather than less, since it governs a substantial maintenance obligation, letting restrictions and what you may alter. Read it before offering.
What it costs to live in Buenaventura
We hold no cost-of-living data for Buenaventura and would not expect national figures to describe it in any case. A managed resort estate at this price point sets its own cost base, and the maintenance obligation matters more here than grocery prices. The MEF food basket measures a calorie floor for a Panamanian household and has no bearing on this market.
Who Buenaventura suits — and who it doesn’t
Buyers at the top of Panama's beach market who want a managed estate with resort infrastructure and are buying space rather than a foothold. The 250 m² entry size tells you who this is for: it is not an entry-level beach purchase and it does not pretend to be.
Price per square metre is not the same as value, and at this level the ongoing maintenance obligation is a substantial recurring cost that funds resort amenities whether you use them or not. We hold no occupancy or rental data for the estate, so any yield case has to be built from the seller's own booking records rather than from anything published. Demand on this coast is weighted to the dry season. Resale into a market this narrow depends on a small pool of buyers, which is the real liquidity risk at the top of any resort market.
Getting there and getting around
On the Río Hato corridor along the Pan-American highway, roughly a straightforward drive from Panama City and much closer than the Azuero beaches. Scarlett Martínez international airport at Río Hato serves the corridor directly, though scheduled service is limited. A car is necessary for anything outside the estate.

FAQ
What does Buenaventura cost?
Developer-listed pricing for the resort runs from $450,000 to $1,200,000, entering at around 250 m². That entry size is the thing to notice: a $450,000 entry at 250 m² is a very different purchase from a $450,000 entry at 115 m² in Punta Pacífica. Compare on price per square metre rather than on headline entry price.
Why is the entry unit so large?
Because this is a resort estate built around space rather than a tower built around a view. Most Panamanian beach and city stock enters far smaller, so Buenaventura's floor plates put it in a different category of buyer. It is not an entry-level beach purchase and does not present itself as one.
What are the ongoing costs?
The maintenance obligation is the number to investigate, and at a managed resort estate it funds substantial shared infrastructure whether or not you use it. Under the horizontal property regime it is an obligation attaching to the unit, not a service you can decline, and arrears attach to the unit rather than the person who ran them up. Ask for several years of fee history, not the current figure.
Is there rental income here?
We hold no occupancy or rental data for the estate and will not estimate any. Demand on this coast is weighted to the dry season, which flatters any yield built by annualising peak rates. If income matters to your purchase, ask for a full year of actual booking records from the specific unit.
How far is it from Panama City?
It sits on the Río Hato corridor along the Pan-American highway, which is a considerably shorter drive than the Azuero beaches. Scarlett Martínez international airport at Río Hato serves the corridor directly, though scheduled service is limited and most travel routes through Panama City. Proximity to the capital is a genuine part of what this corridor sells.
