Verified against the Registro Público by our reviewer, a Panama-licensed real estate agent, on 10 August 2026, which is what you would expect of a district that has been residential since the 1930s and now holds embassies and conventional condominium towers. Rights of Possession, the informal tenure that creates genuine risk in Bocas del Toro, Pedasí and parts of the Pacific coast, is not the pattern here.

Units are additionally held under the horizontal property regime, governed since 14 February 2022 by Ley 284, which replaced Ley 31 de 2010. You own your apartment with its own finca number plus an undivided share of the common elements, and the reglamento de copropiedad registered at the Registro Público binds you. Read it before offering: it governs the maintenance fee, letting restrictions and what you may alter.

What it costs to live in Coco del Mar

The new-build stock we track in Coco del Mar runs from roughly $221,000 to $452,000, across apartments of about 49 to 164 m². Price per square metre in the current wave has ranged from about $2,756 at the bottom, on last-unit closeout stock, to around $5,473 at the top.

That bottom figure is worth context: it is materially below Costa del Este, where the towers we price directly run $3,908 to $7,542 per m², and below the central-city projects on Avenida Balboa and Calle Uruguay. It reflects closeout pricing on remaining units in nearly-sold buildings rather than a standing neighbourhood discount, so it is available when it is available.

We have not established typical rents, maintenance rates or utility costs specific to Coco del Mar, and will not estimate them. Ask for the actual reglamento de copropiedad budget for any building you are considering.

Who Coco del Mar suits — and who it doesn’t

Buyers who want to be minutes from the financial district without living in it. The neighbourhood is residential and comparatively quiet, with walkable streets, and it draws executives, diplomatic staff and long-term residents rather than short-stay visitors. That is a different daily experience from Obarrio or Marbella, where the ground floors are commercial and the evenings are noisy.

Buyers who want an established neighbourhood rather than a new one. Coco del Mar has existed since the 1930s and is a mix of older single-family houses, mature street planting and newer condominium towers. Costa del Este, by contrast, was built from scratch on reclaimed land from the mid-1990s. Which you prefer is genuine personal taste, and it is worth visiting both before deciding.

Buyers looking for value per square metre in a coastal city address. The new stock here has recently included some of the cheapest floor area of any Panama City tower we track, with closeout units in the region of $2,750 per m² against $4,000 to $5,700 in Costa del Este. That is closeout pricing on last units rather than a standing discount, so it comes and goes.

Families who want proximity to schools and hospitals with an ocean outlook, and anyone who would rather buy in a neighbourhood that already works than bet on one that is being built.

The water is a view, not a beach. Coco del Mar fronts the Bay of Panama, which carries a documented contamination problem and is not swimmable. Buyers arriving from overseas routinely misread an oceanfront address here as a beach address. You cannot let by the night. Coco del Mar is inside the distrito de Panamá, where article 21 of Ley 80 de 2012 (Gaceta Oficial 27159-A, 8 November 2012) prohibits rentals shorter than 45 days without tourist accommodation authorisation from the Autoridad de Turismo de Panamá, with fines of $5,000 to $50,000 that also reach whoever advertises the listing. This is a residential neighbourhood without the licensed condo-hotel stock that Costa del Este and Calle Uruguay have. If short-stay income is the objective, look at Costa del Este or Marbella instead, and read our pages on the buildings there that claim licences.

New supply here is concentrated in one developer's hands. The current wave of towers in Coco del Mar comes largely from a single Panama City firm, which means delivery risk across the neighbourhood's new stock is correlated rather than spread. If you are buying pre-completion here, that is a reason to look harder at the developer than at the building.

It is not walkable in the way a European city centre is. The neighbourhood is calm and its own streets are pleasant, but Panama City generally requires a car, and the walkable radius does not reach the financial district despite the short drive. Budget for a vehicle and for traffic at peak hours.

Getting there and getting around

Coco del Mar sits within the San Francisco corregimiento, a short drive from the Calle 50 and Obarrio financial core and roughly midway between the city centre and Costa del Este. Tocumen International is east along the Corredor Sur; Albrook, for domestic flights, is west. A car is effectively required, as it is across most of Panama City, and journey times to the financial district vary considerably with peak-hour traffic despite the short distance.

On the Pacific in the San Francisco corregimiento of Panama City, between the city centre and Costa del Este. It is a short drive from the Calle 50 and Obarrio financial core, with Tocumen International east along the Corredor Sur and Albrook, for domestic flights, to the west.

It has been residential since the 1930s, which is unusual in a city where most of the desirable addresses were built in the last twenty years.

Can you swim at Coco del Mar?

No. The neighbourhood fronts the Bay of Panama, which has a documented contamination problem and is not swimmable. The ocean here is an outlook and a source of breeze, not a beach.

This catches out buyers arriving from overseas more than almost anything else about Panama City, because "oceanfront" reads differently in a listing than it does in person. They are close together and quite different in character.

Can I rent a Coco del Mar apartment on Airbnb?

Not without tourist accommodation authorisation, and the neighbourhood is not built for it. Coco del Mar sits inside the distrito de Panamá, where article 21 of Ley 80 de 2012 (Gaceta Oficial 27159-A, 8 November 2012) prohibits rentals under 45 days without a permiso de alojamiento público turístico from the Autoridad de Turismo de Panamá. Fines run from $5,000 to $50,000 and reach whoever advertises the listing, not only whoever takes the booking.

Unlike Costa del Este and Calle Uruguay, Coco del Mar does not have a stock of purpose-built licensed condo-hotel towers. It is a residential neighbourhood. Long-term letting is unrestricted, and that is the realistic income model here.

Is Coco del Mar titled land?

We have not verified it and have recorded it as unknown rather than assume.

What we can say is that Rights of Possession, the informal tenure that creates real risk in Bocas del Toro, Pedasí and parts of the Pacific coast, is not the pattern in long-established urban Panama City. A neighbourhood residential since the 1930s, holding embassies and conventional condominium towers, is in practice registered titled land held under the horizontal property regime. That is a reasoned expectation, not a registry check, and we will not present it as one.

Who lives in Coco del Mar?

It draws executives, diplomatic staff and long-term residents, with a number of foreign embassies in the neighbourhood, alongside families attracted by proximity to schools and hospitals.

The practical effect is a quieter, more residential rhythm than Obarrio or Marbella, where ground floors are commercial and evenings are busy. It is worth knowing about. The current wave of new towers in Coco del Mar comes largely from a single Panama City firm, which means delivery risk across the neighbourhood's new stock is correlated rather than spread across several companies.

That is not an allegation about any particular project. It simply means that if you are buying pre-completion here, the developer's financial position and delivery record deserve more scrutiny than the building's floor plan, and that diversifying by buying "a different project in the same neighbourhood" may not diversify as much as it appears to.
