What it costs to live in Costa del Este

We hold no cost-of-living data specific to Costa del Este. The national anchors, the MEF food basket and INEC's rent and price data, are capital-weighted but not district-specific, and this is one of the more expensive districts in the capital. Treat national figures as a floor rather than an estimate here.

Who Costa del Este suits — and who it doesn’t

Families and professionals who want a planned, low-traffic, well-managed environment with international schools and corporate offices close by, and who will drive. It suits buyers who value predictability and building management over character or walkable street life.

It fronts the Bay of Panama, and the bay has a documented contamination problem with no published date for when bathing becomes safe. A ministry-financed water study covered the stretch from Costa del Este to the Amador Causeway. So the water is a view rather than an amenity. The district is also car-dependent and has little of the street life that draws people to Casco or Marbella, and its per-square-metre pricing is at the upper end of the capital. Figures circulating online putting Costa del Este at $2,200 to $3,200 per square metre sit below every tower we track, where developer-listed rates run about $3,215 to $5,721 depending on the building and the size of the unit.

Getting there and getting around

Designed around cars, with wide avenues and generous parking. It is walkable within itself in a way most of Panama City is not, but reaching the rest of the capital effectively requires driving or ride-hailing. The Metro does not serve the district. Test your actual commute at rush hour before committing, because the distance to the banking district is short and the travel time at peak is not.

What does an apartment in Costa del Este actually cost per square metre?

Between roughly $3,215 and $5,721, and which end you land on depends more on the size of the apartment than on which tower you pick. From developer and listing prices we checked in July and August 2026, cheapest per metre first:

Madero, about $3,215 to $3,433 across published plans of 164 to 430 m². Tagua, about $3,246 at its entry price, on units of 345 m² and up. Nogal, $3,911 to $4,000, on 100 to 131 m². Aurum, $4,200 to $4,600, on 83 to 100 m². Selvática, $4,600 to $4,678, on 62 to 115 m², at its pre-launch list. Bioma, $4,648 to $5,238, on 89 to 128 m². Generation Tower, $5,000 to $5,721, on 43 to 65 m².

The pattern is consistent, and it is the useful thing to know before you shortlist: small units carry a per-metre premium, because a kitchen and two bathrooms cost roughly the same whatever the floor area around them. So the cheapest apartment in the district and the cheapest square metre are in different buildings. Generation Tower has the lowest entry price here at $246,000 and the highest rate per square metre of any tower we track. Madero is the reverse.

Figures circulating online of $2,200 to $3,200 per square metre are below every building on that list. Panama publishes no housing price index, so judge a specific unit on closed-sale comparables in its own building rather than on a district average.

Can you use the water in front of Costa del Este?

Not for swimming. The Bay of Panama has a documented contamination problem, MiAmbiente has taken enforcement action over it, and a ministry-financed water study covered the stretch from Costa del Este to the Amador Causeway. The sanitation programme has no published date by which bathing becomes safe. The bay is a view here, not an amenity.

Who does Costa del Este actually suit?

Families and professionals who want a planned, quiet, well-run district near international schools and corporate offices, and who are content to drive. It is a weaker fit if you want walkable street life, nightlife, beach access, or the lowest entry price in the capital. The district is orderly by design and that orderliness is the product.

Is it good for rental income?

Demand from corporate and professional tenants working nearby is steadier than in tourist-driven areas, which is a real structural advantage.
