Reported HOA and maintenance fees there run $50 to $75 per month depending on the source (see the Altos del María project page for the full reconciliation). Outside the development, land and farm prices are highly variable, and we don't have a reliable area-wide cost figure beyond that project page. Groceries, everyday shopping, and routine medical care mean a 30-minute drive down to Coronado. Sora itself has minimal commercial infrastructure of its own.
Who Sora suits — and who it doesn’t
Buyers who specifically want mountain elevation and a cooler climate within reach of Panama City, and who are fine being car-dependent and a 30-minute drive from a supermarket or hospital; retirees and Panamanian weekend-home buyers more than young families needing schools nearby; buyers comfortable with the fact that almost all organized real estate here funnels through one development, Altos del María, rather than a range of competing options.
There isn't much competitive choice. Nearly every organized listing in Sora is inside Altos del María, so buyers who want a mountain property outside a single gated community are largely looking at raw farms and hillside lots with a much less certain title picture. Expat forum threads about the area, largely about Altos del María specifically since that's most of what's built here, raise landslide and flooding risk on mountain roads during the rainy season. And it's genuinely remote for anyone who needs frequent access to a major hospital or the airport: both are roughly 30 minutes to 2 hours away depending on which one.
Getting there and getting around
Sora sits about 1.5 hours from Panama City by car: roughly an hour west on the Pan-American Highway, then 30 minutes up the mountain road into the hills. Coronado, back down toward the coast, is a 30-minute drive and is where most residents go for groceries, a hospital, and a golf course. Tocumen International Airport is roughly 2 hours away. Outside the gated interior roads of developments like Altos del María, expect steep, winding mountain roads. A car is not optional here.
