Pedasí
Buyers come to Pedasí for the two things the Azuero peninsula measurably has and the rest of coastal Panama does not: the country's driest weather and its lowest recorded violence.

Before you shortlist anything here
We have not verified the title position for Pedasí and we are not going to infer one. Rural and coastal land on the Azuero peninsula is exactly the profile where Rights of Possession is common in Panama, and the difference between titled land and a possessory claim is the single most consequential fact about any specific parcel here. Have an independent lawyer pull the finca number at the Registro Público before any money moves. Treat any page that states a blanket title position for this area as unreliable.
How to check which one you’re being offered →What it costs to live in Pedasí
We hold no sourced cost-of-living data specific to Pedasí, and we are not going to estimate any from Panama City figures. The national anchors that do exist, the MEF food basket and the INEC rent data, are analysed in our cost of living guide, and both are capital-weighted in ways that make them a poor guide to a town of this size. Price your own shortlist locally before budgeting.
Who Pedasí suits — and who it doesn’t
Buyers who want dry, sunny weather rather than the rest of Panama's May-to-November rainy season, and who are genuinely comfortable being five hours from a major hospital and an international airport. It suits people whose priority is quiet and low population density, and who intend to own a car and drive.
Distance is the real cost and it does not diminish. Five hours by road to Panama City means specialist healthcare, international flights and most professional services are a full day's round trip. The regional air link is limited rather than a substitute. Rental demand is seasonal and thin outside the dry months, so anyone underwriting a purchase on year-round rental income should demand evidence from signed leases rather than asking rents. We also hold no verified title-status position for this area, which for a rural coastal market is a material gap, not a formality.
Getting there and getting around
Roughly 328 km from Panama City, about five hours by road down the peninsula. A small regional air route between Panama City's Albrook/Paitilla side and Pedasí exists as an alternative to the drive, though schedules are limited. A vehicle is effectively required once you are here; this is not a town where you can live without one.

FAQ
Is Pedasí actually safer than the rest of Panama?
On the only measure Panama publishes at province level, yes, and by a wide margin. Los Santos province, which contains Pedasí, recorded one homicide in the whole of 2025, against 257 in Panamá province and 593 nationally. Read that as a count rather than a rate, since Los Santos holds far fewer people, but the gap is large enough that the direction is not in question.
Is the weather really drier here?
Yes, and it is the one marketing claim about the Azuero that the underlying climatology supports. Pedasí sits within the Arco Seco, the dry corridor running through Herrera, Los Santos and the western edge of Coclé. Panama's meteorological institute publishes the country's rainfall regimes, and the Pacific interior of the peninsula is genuinely the driest part of the country.
How long does it actually take to get to Panama City?
About five hours by road, roughly 328 km down the peninsula. A limited regional air route exists as an alternative, but schedules are sparse enough that you should plan around the drive. This is the single biggest practical constraint on living here and it does not improve with familiarity.
Is land in Pedasí titled?
We have not verified that and we will not guess. Rural and coastal Azuero land is precisely the profile where Rights of Possession is common in Panama, and whether a specific parcel is titled or possessory changes what you are buying entirely. Have an independent lawyer, not the seller's, pull the finca number at the Registro Público before committing. Any page giving you a blanket answer for the whole area is not sourcing it.
Can I rent a property here year-round?
Treat that assumption sceptically. Demand on the Azuero coast tracks the dry season, and we hold no verified occupancy or rental data for Pedasí. If your purchase depends on rental income, ask a local agent for evidence from signed leases across a full year rather than for asking rents, which tell you what owners hope for rather than what tenants paid.
