Gran Central has the cheapest entry price of any new building in central Panama City, and among the most expensive square metres. Both things are true and the second one is the part nobody explains. A unit gets you in at $167,884, which is roughly half what a new one-bedroom costs in Costa del Este. But the one apartment whose floor area is actually published, unit A909 at 29.10 m² for $213,378, works out at $7,332 per square metre, which is higher than anything else we track anywhere in the country. You are not buying cheap property here. You are buying a small amount of expensive property.
What justifies that, if anything does, is the district rather than the apartment. Gran Central is a full one-hectare city block bounded by Avenida Central, Calle 17, Avenida B and Calle Colón, opposite the Mercado San Felipe Neri and two blocks from Casco Viejo, being built as a car-free walkable quarter with more than 65 shops, restaurants and cultural venues and an internationally branded hotel. Four residential buildings sit inside it, and the developer has segmented them by how you are expected to let them: La Central by Bungalo for nightly stays, Vanguardia for short lets through a shortlist of approved operators, La Unión for monthly and long-term tenants, and The Wesley, which has not reached the availability list yet.
That segmentation is the most useful thing on this page, because it means the answer to "can I Airbnb it" is different in each building, and buying the wrong one for your plan is an expensive mistake.

Where Gran Central actually is
Gran Central occupies a complete city block in Santa Ana, bounded by Avenida Central, Calle 17, Avenida B and Calle Colón, directly opposite the Mercado San Felipe Neri and about two blocks from Casco Viejo. Avenida Central is the city's historic pedestrian commercial spine, and the district is being built car-free, sitting between Avenida Balboa and the UNESCO-listed old quarter.
Be clear-eyed about what that means today rather than in the renderings. This is a dense, working commercial area in the middle of a long regeneration, not a finished neighbourhood. Avenida Central is busy and largely informal retail during the day and quiet in a different way after the shops close. Casco Viejo two blocks away has been through exactly this transition over twenty years and is now one of the most expensive addresses in the country, which is the entire investment thesis here. Whether Santa Ana follows is a genuine bet, not a certainty, and the honest position is that nobody knows. Visit the specific block on a weekday evening and on a Sunday before you decide how you feel about it.
One thing to establish before you assume tax benefits. Casco Antiguo has its own incentive regime tied to the protected historic zone, and that regime was amended again in 2026. Being two blocks away is not the same as being inside the boundary. Ask specifically whether this site falls within the Conjunto Monumental Histórico and what, if anything, applies to it, rather than assuming proximity carries the benefit across. Get that answer from a tax attorney rather than from a sales office.
Who Gran Central suits — and who it doesn’t

That is the honest framing: at these rates per square metre, the case rests on Santa Ana following Casco Viejo, and on the developer actually delivering 65 retail and cultural tenants rather than empty ground floors.
Investors who want the letting model decided for them and matched to a building. This is the rare project where you pick the rental strategy first and the apartment second: La Central by Bungalo is an aparthotel built and managed for nightly stays, La Unión is drawn for monthly and long-term tenants, and Vanguardia sits between with short lets through approved operators. If you know which of those you want, the building chooses itself.
Buyers who genuinely want to live without a car, since the district is designed car-free and walkable to Casco Viejo, and buyers comfortable buying into an area mid-transition rather than one already finished.
It suits anyone optimising for space per dollar poorly, and anyone who needs the neighbourhood to already be pleasant rather than becoming so. Both are covered below.
The price per square metre is the highest we track, and it is nearly invisible. Unit areas are not published in the sales WebApp's data layer, appearing only on individual unit cards, so most buyers never compute the rate. The one unit we could compute, A909 at 29.10 m² and $213,378, comes to $7,332 per m². For comparison, Bioma in Costa del Este tops out at $7,542 and starts at $4,577, Nogal runs $3,908 to $4,000, and Gran Central's own entry ticket of $167,884 is less than half a Bioma one-bedroom. The low ticket price comes from small apartments, not from cheap square metres. Ask for the floor area of every unit you are quoted and do the division yourself.
The district does not exist yet. The value case rests on 65-plus shops, restaurants and cultural venues, an internationally branded hotel and a car-free public realm. Santa Ana might follow. It might also take longer than your holding period. Nobody can tell you which, and any agent who says otherwise is guessing with your money. If you want a central address in a neighbourhood that has already arrived, Marbella and Obarrio cost more per apartment and considerably less per square metre.
The rental rules differ by building and the marketing blurs them. La Central is the aparthotel licensed for nightly stays. Vanguardia permits short lets only through a shortlist of pre-approved providers, which is a real constraint on how you operate. La Unión is drawn for monthly and long-term tenants. Buying a La Unión unit intending to run it nightly, or a Vanguardia unit expecting to choose your own manager, is the expensive mistake available here. Santa Ana sits inside the distrito de Panamá, where article 21 of Ley 80 de 2012 prohibits letting under 45 days without tourist accommodation authorisation, so get the specific position for your specific building in writing, with the authorisation number.
Nobody agrees on the unit counts, including the developer's own channels. Our inventory shows La Central at 138 units and La Unión at 199, totalling 377 across three buildings. The project's own public material describes La Central as 128 units and La Unión as 198 across two interconnected towers. The Wesley, a fourth residential building, appears in the masterplan and not in the availability list at all. None of that is disqualifying and all of it should be pinned down, because the unit count drives your share of the common elements and the maintenance budget.
There is no PDF price list, and pricing lives only in a 3D web app. That is convenient and it also means there is no dated document to hold anyone to, and no way to see what a unit cost three months ago. Screenshot what you are quoted, with the date.
Discounts of up to 16 percent are advertised for larger deposits or multiple units. A discount that size is unusual in this market and it cuts two ways: it is real money, and it tells you list prices carry enough margin to absorb it. Nobody should pay list here without asking what is available.
No maintenance figure, delivery date or completion schedule appears in the material we hold. On a car-free district with shared public realm, retail and amenity infrastructure, the maintenance structure is more complex than a standalone tower's. Ask how district-level costs are apportioned between residential owners and commercial tenants.
Before you buy at Gran Central
Prices and inventory, current to 8 August 2026. Across the three buildings on the availability list there are 377 units: 208 available, 9 reserved, 151 sold and 9 withheld.
La Unión, residential, monthly and long-term letting, the deepest inventory in the district: $167,884 to $506,122, with 131 of 199 available. Vanguardia, residential with short letting through pre-approved providers: $175,000 to $645,000, with 24 of 40 available. La Central City Flats by Bungalo, the nightly-rental aparthotel, turnkey and professionally managed: $181,800 to $435,240, with 53 of 138 available and 83 already sold, making it the most sold-through of the three.
La Central's model bands, since it is the building most people ask about: Modelo 05 at $181,800 to $202,000; Modelo 03 at $189,408 to $214,975; Modelo 06 at $202,000 to $222,200; Modelo 02 and 02-B at $319,615 to $357,699; Modelo 01 and 04-B at $422,976 to $435,240. Unit A909, a 29.10 m² one-bedroom, is priced at $213,378, which is the single data point we have for floor area and works out at $7,332 per m².
How buying works here, which is unusual. Reservation is $2,500 paid by credit card directly through the 3D WebApp, and buyers can reserve a unit themselves without an agent. There is no PDF price list: pricing and availability exist only inside the app. Discounts of up to 16 percent are offered for additional deposits or for buying more than one unit, so treat the displayed price as an opening position rather than a fixed one.
Ask for the floor area of every unit you are quoted, in writing. The WebApp does not expose areas in its data layer, so the only way to compare Gran Central against another building, or one Gran Central unit against another, is to obtain the square metres and divide. This is the most important practical step on this page.
Establish which rental regime attaches to your building, by name and with the ATP authorisation number where one is claimed, plus the co-ownership rules governing letting. La Central, Vanguardia and La Unión are sold on three different letting models and they are not interchangeable.
On the Casco Antiguo question: the site is roughly two blocks from the UNESCO-listed quarter, and Casco Antiguo carries its own incentive regime that was amended again in 2026. Proximity does not carry those benefits across a boundary. Ask a tax attorney whether this site sits inside the protected zone and what applies to it, rather than accepting an answer from a sales office.

Is Gran Central actually good value?
It has the lowest ticket price in central Panama City and, as far as we can tell, the highest price per square metre in the country. Both are true, and the second one is easy to miss.
The only unit whose floor area is published is A909, 29.10 m² at $213,378, which is $7,332 per m². Bioma in Costa del Este runs $4,577 to $7,542. Nogal is $3,908 to $4,000. Selvática is $4,600.
So the low entry price comes from apartments being small, not from square metres being cheap. Whether that is good value depends entirely on whether you are buying floor area or buying a position in a district you expect to appreciate. If it is the former, your money goes considerably further elsewhere in the city.
Why are unit sizes so hard to find?
Because the sales WebApp does not expose floor areas in its data layer. They appear only on individual unit cards, which means most buyers browse prices without ever seeing square metres, and comparison against other buildings is effectively blocked unless you go looking.
This is the single most important practical step on this page: ask for the floor area of every unit you are quoted, in writing, and divide. There is also no PDF price list at all, so screenshot what you are shown along with the date, since there is no dated document to hold anyone to later.

Can I really negotiate 16 percent off?
Discounts of up to 16 percent are advertised for additional deposits or for buying more than one unit. That is unusually large for this market, where 2 to 5 percent is more typical.
