Venao Living has no permit, licence or title position that other Playa Venao projects lack, and the more useful finding is how little about it can be checked at all. The developer's own site publishes a single price, $999,000 for the 153 m² three-bedroom house that is the only model it offers, and has carried that figure unchanged since at least 16 November 2025 across three Internet Archive captures. Nothing corroborates it. Casa Solution, which lists Hermitage Hills, Vervana, Blue Venao and Riverwalk on its Playa Venao page, does not carry the project. Encuentra24 returns no real estate result for the name. No news source covers it. That silence matters at this price, because $999,000 for 153 m² works out at roughly $6,500 per m², more than the roughly $5,700 per m² Casa Solution asks for a beachfront ocean-view condominium at Vervana. Venao Living is not on the beach.
What the project does have is an unusual pedigree for this market. It is a joint venture between Valor Development, a Panama City homebuilder whose delivered work includes Solana, Marea I, Marea II and Aria in Costa del Este, and Chagres Capital, a Panamanian real estate investment firm that dates itself to 2016. Most of what changes hands at Playa Venao is built by individuals. When MiAmbiente fined eleven parties at Playa Venao B/.9,999.99 each in July 2025 and opened ten further case files, the names were almost all individual owners and small companies. Neither developer appears on either list. That is a low bar to clear. On this stretch of coast it is not automatic.

Where Venao Living actually is
Venao Living sits inland from the bay rather than on it. The developer describes the site as less than 400 metres from the beach, set in the tropical dry forest behind Playa Venao, and its brochure sells the forest rather than a sea view: native vegetation, howler monkeys, trails. The same brochure places the project near the thin strip of services that has grown along the road, naming international schools, a petrol station and a private clinic described as coming. We could not date or confirm the clinic, and "coming soon" has been on that page since at least November 2025.
The developer's own travel figures are worth repeating because they are less flattering than the ones brokers use. Its map gives six hours by road from Panama City and a 45-minute flight. Our Playa Venao area page puts the drive at around five hours and covers what that distance costs you in practice, along with the seasonality of demand on this coast. Who Venao Living suits — and who it doesn’t
Families who want a detached three-bedroom house with a carport and a garden rather than a condominium, which is most of what Playa Venao actually sells. Buyers who put weight on a corporate developer with a Panamanian delivery record and a registered counterparty behind the contract, instead of a foreign individual building one house at a time. People who intend to use the house themselves, will own a car, and have genuinely accepted a five to six hour drive to a hospital or an international flight. Anyone underwriting this purchase on rental income should read the drawbacks and the area page first.
We hold no independently verified price for this project, which is why this page shows none, and that is the largest single gap on it. The only published figure is the developer's own $999,000 for the 153 m² model, shown continuously since at least 16 November 2025 across Internet Archive captures in November 2025, December 2025 and March 2026, and still there when we loaded the site in August 2026. Consistency is not corroboration. That figure works out at roughly $6,500 per m². On the same beach, Casa Solution asks roughly $5,700 per m² for a beachfront ocean-view condominium at Vervana, roughly $3,000 per m² for a 230 m² house at Hermitage Hills, and between roughly $1,650 and $2,850 per m² for the Riverwalk houses at Venao West and a condominium at Blue Venao. Venao Living would be the most expensive thing per square metre on that list, for a house set back from the water. It may well be right. Nothing available to us tests it.
The developer's own listing card is careless in a way that undercuts the figure printed on it. The same card reports bedroom size, bathroom size, kitchen size, house size and terrace size all as 153 m², which is the whole-house area from the brochure pasted into every field. A price published beside data entered that way needs confirming in writing before it means anything.
No unit count, no phasing and no delivery date is published anywhere we could find, including in the developer's own brochure. Valor Development's project index lists Vervana at Playa Venao and Andromeda at Pedasí but does not list Venao Living at all. Only Chagres Capital's site names it.
Playa Venao is also under active environmental enforcement. MiAmbiente suspended five projects there in September 2024 for starting work without an approved Environmental Impact Study, and on 18 July 2025 fined eleven parties B/.9,999.99 each with ten more files still open. The infractions it named include unauthorised earth movement and illegal construction inside the high tide line. Venao Living and its two developers appear on neither list, which counts in their favour, but we could not confirm that this project holds an approved study of its own.
Before you buy at Venao Living
Title status here is unknown and we are not going to guess at it. The developer's website and brochure say nothing about tenure in either language. Neither document uses the words titulado, finca or derecho de posesión, and on this coast that silence is the thing to press on rather than read past. Our Playa Venao area page records a titled position at area level, verified against the Registro Público by our reviewer, a Panama-licensed agent, on 4 August 2026, and the neighbouring Pedasí page records a mixed one. Neither finding tells you what a specific lot inside Venao Living is, and the area page says so itself.
What makes this worth an hour of a lawyer's time is exactly where the project sits. Ley 80 of 31 December 2009, published in Gaceta Oficial 26438-B, draws the lines. On the Pacific coast the ribera de playa runs from the high tide line to 22 metres inland and cannot be titled at all. The zona costera is the 200-metre band measured inland from the high tide line, and the adjudicable part of it begins where the ribera de playa ends and runs the remaining 178 metres. Past 200 metres the coastal regime stops applying and the land is ordinary mainland. The only distance the developer publishes is "less than 400 metres from the beach", which spans both sides of that 200-metre line and therefore answers nothing. Ask for the actual setback in writing, then have an independent lawyer, not the seller's, resolve it against the plano and the finca number at the Registro Público. Two more items for the same lawyer. Ask for the MiAmbiente resolution approving the project's Environmental Impact Study by number and date, because we could not locate one and enforcement on this beach has been real and recent. And get the deposit structure and the forfeiture terms of the promesa de compraventa in writing, since no reservation amount or payment schedule is published anywhere.
On pricing, be direct with the seller. The only figure in circulation is the developer's own $999,000, and no broker, portal or news source repeats it. Ask the sales office for a written quote naming the model, the constructed area, the lot area and what is included in the finish, then check it against the brochure before you treat it as real.

How far from the beach is it, and why does the exact distance matter?
The developer says less than 400 metres and publishes nothing more precise. The distance matters because Ley 80 of 2009 draws two lines inland from the Pacific high tide line. The first 22 metres are the ribera de playa and cannot be titled at all. The first 200 metres are the zona costera, which has its own adjudication rules. Past 200 metres those rules stop applying and the land is ordinary mainland. "Less than 400 metres" spans both sides of that boundary, so as a statement about your legal position it answers nothing. Get the setback in writing and check it against the plano.
Who is building Venao Living, and have they delivered before?
It is a joint venture between two Panamanian firms, Valor Development and Chagres Capital. Valor's own site lists Solana, Marea I, Marea II and Aria in Costa del Este among its delivered projects, and Andromeda at Pedasí and Vervana at Playa Venao among its active ones, so it has both a delivery record and prior Azuero experience. Chagres Capital dates itself to 2016 and runs hotel assets alongside development. One oddity worth raising: Valor's project index does not list Venao Living, while Chagres Capital's site does. Ask which entity is contracting with you and which one signs the promesa de compraventa.
Was Venao Living caught up in the MiAmbiente enforcement at Playa Venao?
Not on any record we could find. MiAmbiente suspended five Playa Venao projects in September 2024 for operating without an approved Environmental Impact Study, and on 18 July 2025 announced fines of B/.9,999.99 against eleven parties there, with ten further cases in process. Infractions named included unauthorised earth movement and illegal construction inside the high tide line. Neither Venao Living, Valor Development nor Chagres Capital appears in either action. We could not, however, locate an approved Environmental Impact Study for this project. Absence from a sanctions list is not the same as holding a permit, so ask for the resolution number and date.
How many houses are there, and when does it deliver?

How long does it take to get there from Panama City?
The developer's own brochure map says six hours by road and a 45-minute flight. That is longer than the roughly five hours our Playa Venao area page uses, and it is unusual for a developer to publish the less flattering number. If you are driving with a family and stopping, treat six hours as the honest planning figure.
