Nine houses, and that is the whole project. Veranera is a nine-lot enclave inside Bijao Beach Club & Residences, with a two-storey 335.54 m² house on lots running 978 to 1,682 m². Bijao's earlier house product ran 199 to 284 m² on lots from 746 m², and everything else in the community is apartments, so Veranera is the largest house-and-lot product the development has offered. That is what the price buys. There is no licence, tax status or legal position here that other Bijao owners do not already have. Same gated community, same maintenance obligation, same golf course and beach club, same road in. The variable is the plot. If you are searching this project because you want a detached house with real ground around it on the Coclé coast instead of a unit in a tower, Veranera does deliver that, and it is worth saying plainly that we found nothing more distinctive than that.

Where Veranera Bijao actually is

Veranera sits inside the gated Bijao Beach Club & Residences on the Pan-American highway at roughly kilometre 108, in the Antón district of Coclé. Brokers file the address variously under Río Hato, Santa Clara and Las Guías, which is worth knowing when you search listings, because the same nine lots surface under three different place names. The corridor itself is covered on the Bijao area page.

What matters at lot level is what shares the ground with you. The golf course is nine holes at par 36, opened in 2010 to a Ron Garl design, and GolfPass records it as open to the public rather than restricted to residents. An all-inclusive resort operates on the same site under the name Gran Evenia Bijao, a hotel that previously traded as the Sheraton Bijao Beach Resort. The beach club runs 520 metres of frontage with seven pools and serves the entire development. None of that is hidden, and none of it appears on the project's own marketing page either.

Drive times published by brokers vary more than a fixed distance should allow. Metro Realty puts Bijao at 114 km and 65 minutes from Panama City. Panama Equity says less than two hours. The golf directories say two hours. Assume the longer figure until you have driven it yourself, on the day of the week you would actually use the house.

Who Veranera Bijao suits — and who it doesn’t

Buyers who want a detached house with private ground rather than an apartment, used as a weekend and holiday property within driving distance of Panama City. It suits people who will genuinely use the golf course and the beach club, because the maintenance quota funds them whether you show up or not. It suits cash buyers, or buyers who can fund the purchase without depending on a delivery date, because this is a pre-sale and no completion date is published anywhere. Above all it suits someone who specifically wants the lot, because lot size is what separates Veranera from the resale houses already trading in the same community at the same money.

It does not suit anyone who needs rental income to carry the purchase. No occupancy or rental figures are published for Bijao by anyone, and the community's rules on short-term letting live in the reglamento de copropiedad, the registered co-ownership rulebook, rather than in any brochure. It does not suit a buyer who wants the reassurance of comparable sales either. There are asking prices to look at inside Bijao, but Panama publishes no closed-sale index, so nobody can tell you what any of those houses actually fetched. Full-time living is a separate question and the area page answers it: this is a resort community rather than a town.

This is a pre-sale, and the developer's own page gives no construction stage and no delivery date. ACOBIR, the Panamanian real estate brokers' association, lists Veranera as Pre-Venta. Valor Development's own project index files it under En Sociedad and keeps a separate Proyectos Entregados group (Solana, Marea I, Marea II, Aria, Portales) that does not include it. Encuentra24 carries around thirty resale listings for houses and apartments at Bijao and not one of them is a Veranera house, which is what you would expect of a project whose units have never changed hands. Every Veranera listing anywhere is a primary sale through the developer or its agents. Do not assume a finished house exists until someone walks you through one.

At this money you can buy a bigger house at Bijao today. Veranera's $845,000 entry buys 335.54 m² of construction. Asking prices on Encuentra24 for four-bedroom detached houses inside Bijao Beach Club & Residences and its Quarry Heights section run roughly $695,000 to $1,050,000 for 348 to 427 m² of construction, and a 350 m² house on an 890 m² lot was asking $875,000 as of 23 July 2026. Those are agent-posted asking prices rather than closed sales, and portal data on this coast is loosely keyed, so treat the range as indicative. The pattern still holds. What Veranera sells at the price is lot size, so be certain the lot is what you want, because on resale you will be competing against Bijao houses that offer more square metres of building for the same cheque.

Maintenance fees are not published by the developer, by ACOBIR, or on any broker page we read. The one live figure we found is $430.28 a month, stated in an Encuentra24 listing for a 350 m² Bijao house on an 890 m² lot, checked 4 August 2026. That is one agent's number for one property, not a fee schedule, and Veranera's houses sit on larger lots. Broker fact sheets for Bijao also state that golf course use carries no separate membership because it is folded into the maintenance quota, which means the quota is funding a golf course, a 520-metre beach club and seven pools. Get the actual figure and several years of history in writing.

You will be nine owners inside a mixed community that also contains a public golf course and an operating all-inclusive resort. Whatever the amenities are worth, you do not control them and the nine of you will never outvote the rest of the development.

Before you buy at Veranera Bijao

Title not checked

Status first. Veranera is a pre-sale, and the developer's own page says nothing about construction stage or a delivery date. ACOBIR lists the project as Pre-Venta, Valor Development's project index places it under En Sociedad rather than among its delivered projects, and a sweep of Encuentra24's roughly thirty Bijao listings turned up no Veranera house on the resale market at all. Ask for the current construction stage and completion date in writing before you pay a reservation, and ask to walk a finished house.

Title is not established at project level, so title_status stays unknown on this page. Here is what is established and what is not. Our reviewer verified against the Registro Público on 4 August 2026 that Bijao is titled at community level, held under the horizontal property regime that Ley 284 de 2022 governs, and both Banco General's property listings and Encuentra24's resale listings refer to "PH Bijao Beach Club & Residences". That settles the regime for the community. It does not settle whether Veranera's nine lots carry individual finca numbers today or are still being segregated from a parent finca, and we did not check. Your attorney can resolve it in an afternoon. Ask for the finca and folio real of your specific homesite rather than for the project, and read titled land versus Rights of Possession so you know what each answer means.

No public source publishes Veranera's reservation amount, deposit percentage or payment schedule, and we will not guess at one. Get the full schedule and the forfeiture terms in the promesa de compraventa, the binding purchase promise, and have them reviewed before signing. One useful benchmark for running costs, taken from a live Encuentra24 listing for a 350 m² house inside Bijao on an 890 m² lot, checked 4 August 2026: $430.28 a month in maintenance and $457 a year in property tax, the latter reflecting an improvements exemption the listing says runs to 2037. Those are one seller's figures for one house and Veranera's lots are larger, so use them to sense-check what you are quoted rather than to plan a budget.

What an attorney should pull: the finca and folio real for your lot; the construction permit for that lot; the reglamento de copropiedad, with particular attention to the maintenance quota and to any restriction on short-term letting; several years of fee history rather than the current figure, since a fee held low while the developer still controls the association tends to correct once control transfers; the exact terms and expiry of any property-tax exemption attaching to the improvements; and confirmation of which legal entity is contracting with you, because Valor lists Bijao under En Sociedad, which indicates a joint venture rather than a wholly owned project. We also swept Encuentra24, one of Panama's two main property portals, and found roughly thirty resale listings at Bijao without a single Veranera house among them, which is consistent with a project whose units have never been handed over. The developer's own page gives no construction stage and no delivery date, so ask for both in writing and ask to see a finished house before you sign anything.

What does a house at Veranera cost?

We hold $844,500 to $912,050, checked 4 August 2026. The floor is Tripode Realty's figure for a house on the smallest lot, 977 m², and it sits alongside the developer's own published entry price of $845,000 on veranerabijao.com. ACOBIR shows a model from $855,400 and the project from $912,050 on a 1,247 m² lot, which is the ceiling we hold. Every house is the same 335.54 m² build, so price tracks lot size rather than unit mix. Compare per lot rather than per house, and get the figure attached to the specific homesite you want. Two gaps are worth knowing. The 1,247 m² lot ACOBIR prices matches none of the nine homesite sizes the developer publishes, which are 978, 1,002, 1,021, 1,022, 1,050, 1,169, 1,653, 1,653 and 1,682 m². And no public source prices the three largest homesites at all, so the top of our range is not the top of the project. Ask what the 1,653 and 1,682 m² lots cost before you assume.

How does Veranera compare on price to houses already for sale at Bijao?

You get more land and less house. Veranera's $845,000 entry buys 335.54 m² of construction on a 978 m² lot. Upper floor: four bedrooms, four bathrooms, walk-in closet in the principal bedroom, and a family room. The developer's page and ACOBIR agree on the built area but disagree on bathrooms, with the developer describing four full bathrooms plus a ground-floor guest toilet and ACOBIR's fact sheet showing 4/2.5. They also disagree on the smallest lot, at 978 m² against 977 m². Confirm both against the plans.

Is Veranera titled?

Can I rent a Veranera house out short term?
