Emporium Developers built Allure on the last unclaimed waterfront parcel in Punta Pacifica, immediately beside the JW Marriott Panama, the tower most locals still call the old Trump Ocean Club. That means it isn't arguing for a view the way infill towers a few blocks back have to. The building itself carries a real, checkable architectural pedigree: design by Casis Mock Architects, a 20-plus-year Panama City firm with five SPIA design awards including a Project of the Year, with interiors by the Colombian firm Adriana Hoyos Design Studio. Most preselling towers in this price band print a rendering and a developer's name. This one has an awarded local architect behind it. The complication is the name itself. A 52-storey tower two blocks over on Avenida Balboa, PH Allure at the Park, has an almost identical name and a completely different unit mix (128–763 m² penthouses). If you're comparing floor plans across broker tabs, confirm which "Allure" you're actually looking at.

Where Allure Punta Pacifica actually is

Allure sits on the Punta Pacifica peninsula's last undeveloped waterfront lot, directly next to the JW Marriott Panama. Multiplaza Mall, Hospital Punta Pacífica (the Johns Hopkins-affiliated private hospital most expats in this part of the city use), and a run of five-star hotel restaurants are a 5–10 minute walk. Tocumen International Airport is roughly 30 minutes by car outside peak hours. Punta Pacifica itself is quiet, but the single road off the peninsula onto Avenida Balboa backs up hard at rush hour. Test that commute yourself before you buy, not just on a map.

Who Allure Punta Pacifica suits — and who it doesn’t

Buyers who want single-tower waterfront luxury in an established, walkable part of Panama City rather than a preselling project in a still-developing area; investors targeting long-term corporate rentals given the walk to Hospital Punta Pacífica and the Punta Pacifica business core; buyers who specifically want an awarded local architect's design over a generic rendering, and are willing to pay for it.

Broker listings for Allure show unit prices well past the $450k–$950k range in our own table. Metro Realty lists six models running to $1,271,000 for a 300 m² unit, and The Agency Panama shows a top price of $1,293,778 for a 352 m² residence. The "from" price is real, and it's also the entry point to a much wider range: the largest units cost nearly triple it. No source we checked, including the developer's own site, publishes an HOA fee. For a building with this amenity load (concierge, infinity pool, biophilic garden, retail podium), get that number in writing before you model any rental return. And because of the naming overlap with PH Allure at the Park, double-check that any comparison or research you've already done wasn't accidentally about the wrong tower.

Delivery status is a genuine open question, not a settled fact. Our own listing data and The Agency Panama both show Allure as delivered and ready for immediate occupancy. Two other broker sites, Metro Realty and Panama Equity, show it as still under construction, with completion estimates ranging from later this year to Q4 2027. The developer's own site (edpanama.com) markets the project without stating a completion date either way. If move-in timing matters to you, get the occupancy status confirmed directly by the developer or with a site visit. A listing page that hasn't been refreshed will tell you the wrong thing with total confidence. Developer is Emporium Developers, 18-plus years in the market, also behind The Edge Marbella, Brisas Mall, and Torres de Castilla on Vía España. We could not independently verify their on-time delivery record. We have not verified title status, a Registro Público finca number, or a construction permit for this specific project. That's normal for a project this close to delivery, but confirm with an attorney before any deposit, not after.

FAQ

Is Allure at Punta Pacifica the same project as "Allure at the Park"?

No. They're two different buildings that happen to share a name. Allure at Punta Pacifica is a single 10-storey tower on the peninsula's waterfront lot next to the JW Marriott, developed by Emporium Developers, with units from 115–354 m². PH Allure at the Park is a separate 52-storey tower on Avenida Balboa with a different unit mix (128–763 m², including large penthouses). Some listing sites use the names interchangeably, so confirm which one you're looking at before you compare prices.

What's the price range at Allure Punta Pacifica?

Our own data shows $450,000 for the smallest 115 m² unit and $950,000 for a 271 m² residence, but that's only 2 of the models the developer actually sells. Metro Realty's listing breaks out six models running from $482,000 (115 m²) to $1,271,000 (300 m²), and The Agency Panama shows a top price of $1,293,778 for the largest 352 m² unit. Confirm current pricing directly. Preselling prices move.

Is Allure delivered, or still under construction?

Sources disagree. Our listing data and The Agency Panama both mark it as delivered and ready for immediate occupancy. Metro Realty and Panama Equity show it as still under construction, with estimates from later this year to Q4 2027. We could not resolve this from the developer's own site. Get the actual occupancy status in writing before you assume either answer.

Who developed Allure, and who designed it?

Emporium Developers, a Panama City firm with 18-plus years building projects including The Edge Marbella, Brisas Mall, and Torres de Castilla. The building was designed by Casis Mock Architects, a Panama City firm with five SPIA design awards including a Project of the Year, with interiors by the Colombian studio Adriana Hoyos Design Studio.

What are the HOA fees at Allure?

Not publicly disclosed by any source we checked, including the developer's own site. Given the amenity load (concierge, infinity pool, biophilic garden, retail podium), expect it to run on the higher end for Punta Pacifica. Get the exact figure in writing before you model rental income or carrying costs.

Is Allure titled property?

We have not independently verified this. We could not locate a public Registro Público finca number or construction permit for this specific project during our research. That's not unusual this close to delivery, but it means you should have an attorney pull the record directly rather than assume it from a broker listing.

How far is Allure from the airport, and what's nearby?

Tocumen International Airport is roughly 30 minutes by car outside peak hours. On foot, Multiplaza Mall, Hospital Punta Pacífica, and several five-star hotel restaurants are 5–10 minutes away. The peninsula itself is quiet, but the single road off it onto Avenida Balboa gets congested at rush hour.
