What Boquete Country Club sells is mostly land. The development is a gated subdivision on the Ruta Sur about 3.5 km outside downtown Boquete, laid out as 135 residential home sites of 1,000 to 2,000 m², 18 smaller condominium lots, and a few commercial parcels for basic services. Some of those sites now carry finished houses, and the developer offers three pre-built models (Casa Hacienda, Blue Sky Condominiums and Mountain View Villa) alongside owner resales. Everything else is ground you would have to build on yourself. If you came to this page expecting a building with a unit price list, that is the first thing to reset, because it changes what you are buying and how much of the work lands on you. Two more things are worth knowing before you spend time here. There is no golf course. The community's own description of its amenities lists a recreation centre with pool, jacuzzi, sauna and gym, two tennis courts, two gazebos over primary forest, and an equestrian centre with horse boarding. Nothing else. The 9-hole executive course people associate with Boquete is Valle Escondido's par-30 layout in Bajo Boquete, a separate community. Second, this development is old enough to be judged on absorption rather than on renderings. A visitor writing in June 2010 described it as only partly built, with a lot of empty ground and one property that had sat unsold for three years. Lots are still being sold in 2026. One last piece of housekeeping: searches for the name pull up Pino Alto, the Empresas Bern condo project built inside the community and sold separately. Where Boquete Country Club actually is
Boquete Country Club sits on Vía Palmira, the Ruta Sur, in the Alto Boquete corregimiento. Driving up from David you reach it before you reach the town centre. The developer quotes 30 minutes to David and five minutes to downtown Boquete, and gives the distance to town as 3.5 km on one page of its own site and 4.5 km on another. Either figure puts you outside walking range of the centre, so a car is not optional here. The developer describes the site as a 3,600 ft highland plateau with views toward the Pacific and Volcán Barú. That elevation figure is the developer's own and we have not checked it against a survey. What we will say is that this is not the highest ground in the district, and Boquete's microclimate shifts noticeably over short distances, so the cool, misty conditions people move here for are not uniform across the valley. Who Boquete Country Club suits — and who it doesn’t
Buyers who want land and are prepared to run a build, with a contractor, a real budget and somebody supervising on the ground. Buyers who want a formally subdivided, gated development rather than hillside acreage, given that Boquete's title picture is settled parcel by parcel. Horse owners, since an on-site equestrian centre with boarding is genuinely unusual among Boquete developments and is the amenity here that no neighbouring project matches. And buyers who would rather sit 30 minutes from David, its hospitals and its airport than higher up the valley. If what you actually want is a finished apartment inside the community, that is Pino Alto, a separate purchase from a separate developer.
On a lot purchase you become the developer of your own house. Cost overruns, contractor supervision, permits and warranty all sit with you, and running that from abroad is where the expensive Boquete stories tend to come from. That is a different risk profile from buying a finished unit, and the gap between lot prices and finished-house prices here reflects it.
Absorption has been slow, and the public numbers do not agree with each other. The developer's own site says over 80 dwellings are built with more under construction. Casa Solution's page on the community says 50 completed. Neither page carries a date, so we cannot tell you which is current. What is not in dispute is that a first-hand visitor account from June 2010 already described the place as partly built with significant vacant land, and lots are still on the market sixteen years later. Expect construction next door for years. Understand also that reselling a lot means competing against the developer's own remaining inventory, which is advertised with developer financing.
That financing deserves a specific question. Ask whether title transfers to you at signing or only once the balance is paid, and whether the finca will carry a mortgage registered in the developer's favour in the meantime. Developer-financed land in Panama frequently does, and no marketing page will volunteer it.
The name oversells the amenity set. There is no golf course at Boquete Country Club. Some listings for Pino Alto, the condo project inside the community, describe a 9-hole executive golf course; we could not corroborate one from the community's own materials, from Empresas Bern's project page, or from any listing we checked, and Boquete's 9-hole executive course belongs to Valle Escondido several kilometres away.
Homeowners' association fees are not published anywhere we looked. We are not going to invent a figure for a subdivision where the obligations differ between a bare lot, a house and a condo unit. Ask for the association's fee schedule in writing before you commit.
Resale comparables are thin, which matters more here than at a tower where forty identical units trade. On 4 August 2026 Encuentra24, one of Panama's two main property portals, carried exactly one property under the Boquete Country Club name against a dozen for Pino Alto inside the same community. Compre o Alquile, the other main portal, was unreachable from our research environment behind a bot challenge, so we could not check it at all. If you are trying to work out what a house or a lot here is actually worth, you will be leaning on the listing agent's own inventory rather than on a visible market.
One last thing about the price range at the top of this page. It runs from $121,223 to $999,000, and that is not a range for a single product. It covers three. Bare land, a condominium and a finished house are separate purchases here with separate risks, and one number line stretched across all three tells you very little about what any of them costs. The bands, as best we can source them, all checked 4 August 2026 and all asking prices rather than recorded sales: land from roughly $101,000 to $163,000 for parcels of 1,000 to 2,000 m² on Casa Solution's listing set for the community, with the developer's own site putting its remaining lots in the low $115,000s and up; condominiums around $300,000 on that same broker set, against the one live portal listing we found, a furnished 203 m² Blue Sky penthouse asking $360,400, about $1,775 per m², posted by FE Realtor on Encuentra24 on 28 July 2026; and finished houses from $435,000 to $999,000, which is where the top of the range comes from. Panama publishes no institutional price index that would turn any of those asking prices into a sale price. Work out which of the three products you are actually buying, then price that one.
Before you buy at Boquete Country Club
Title first. The developer states on its own website that "our lots are fully titled." That is the developer's representation about its own product, and we have not verified it. We did not pull a finca number for any parcel at Boquete Country Club from the Registro Público, so we are recording title status as unverified rather than repeating the claim as a finding. It is a plausible claim for a formally subdivided development of this kind, and it is not the same thing as a checked one. The Boquete area page sets out why the answer in this district is decided parcel by parcel rather than town by town, including the constitutional restriction on foreign ownership within 10 km of the border under Título X, articles 286 and 291. Get the finca number for the specific lot and have an attorney certify it before any money moves. If you are not clear on why this matters in Panama, read titled land vs. Rights of Possession first.
There are two different title questions inside this one development. A lot or a house is an ordinary finca transfer with its own registered plano, the survey plan filed against the parcel. A condo unit sits under the horizontal property regime, which since 14 February 2022 has been Ley 284 de 2022, so you own the unit plus an undivided share of the common elements and the registered reglamento de copropiedad binds you.
What an attorney should pull: the Registro Público certificate for the exact finca; the recorded plano for that lot; any registered mortgage or lien, including one in the developer's favour under a financing plan; the homeowners' association's governing document and current fee schedule; and written confirmation of what the developer is still contractually obliged to complete in the common areas of a development that has been selling since before 2010.
One gap worth naming. We could not identify the company developing Boquete Country Club from any public source. The community's own site gives a mobile number and a Gmail address for contact and no corporate name, and none of the broker pages we checked name a developer either. Ask for the legal name of the selling entity and check its standing at the Registro Público before you sign anything. Because the floor and the ceiling are different products. Most projects on this site are one building, where every unit is the same thing at a different size. Boquete Country Club sells bare land, condominiums and finished houses inside a single gated subdivision. The $121,223 floor sits inside the band brokers show for lots, which is ground you would still have to build on. The $999,000 ceiling is the top of the finished-house listings. Nothing in between is interchangeable, so work out which product you want before you use the range for anything. One further warning: search results for this name mix in Pino Alto, the separate Empresas Bern condo project built inside the community, whose units were asking between roughly $218,000 and $558,000 on 4 August 2026. Those are not Boquete Country Club prices.
Is there much resale inventory at Boquete Country Club?
Not on the portals. On 4 August 2026 Encuentra24 carried exactly one property under the Boquete Country Club name, the Blue Sky penthouse, against roughly a dozen listings for Pino Alto, the separate Empresas Bern condo project inside the same community, and several for Lucero Golf & Country Club elsewhere in Boquete. Compre o Alquile was unreachable from our research environment, so treat our count as a floor rather than a total. Practically, thin listing inventory means comparables are hard to find, so you will be relying on the listing agent's own book rather than on a visible market when you try to judge what something is worth.

Can a foreigner buy at Boquete Country Club?
Foreign nationals can buy Panamanian property without a visa, and no residency status is required to hold title. The relevant restriction is constitutional: foreigners cannot own land within 10 km of the Costa Rica or Colombia border under Título X, articles 286 and 291. Boquete's town centre is well clear of that line and this development sits on the David side of it.
