Corotú is the lowest published entry price into Santa María of any project we checked, and the way it gets there is unit size. Valor Development is building four projects inside the golf community, and Panama Equity's pre-construction index puts them at three different floors: Corotú from about $400k, Celeste from about $600k, Guayacán from about $1M. Empire Residences, the delivered tower nearby, starts at $1.03M. Corotú undercuts all of them by selling 99.75 m² two-bedrooms in a neighbourhood whose other new apartment product runs 322 m² to 368 m² half-floors. That entry price buys the smallest floor plan in the community, and the small floor plans are the expensive ones per square meter. A 100 m² Model D posted on Encuentra24 at $462,000 in July 2026 works out to roughly $4,620/m². A 146 m² three-bedroom posted on the same portal at $490,000 the same month works out to about $3,356/m². Panama Equity's Q1 2026 market report puts Santa María pre-construction at $3,800/m² and resale at $2,900/m². The floor plan that gets you in the door is the one priced furthest above both. Corotú is also the furthest along of Valor's four Santa María projects. Structural work started in November 2024 on a build the developer puts at $58 million, with delivery quoted for 2028.

Where Corotú actually is
Corotú sits inside Santa María Golf & Country Club, in the Juan Díaz corregimiento, the same township that contains Costa del Este next door. Business Panama's listing gives the lot as Lote HD, Santa María Golf 1-19, and the developer's own material shows golf-course views from the tower, though we have not seen a site plan that fixes its position relative to the Village Center or the hotel. At the base the developer is building a landscaped green space it calls Corotú Park, named for the corotú (Enterolobium cyclocarpum), the broad-canopied native tree known elsewhere in Central America as the guanacaste. Broker listings describe shops, banks, pharmacies, restaurants and schools about five minutes away, which in practice means the Santa María Village Center and Costa del Este's retail, both by car. Who Corotú suits — and who it doesn’t
Buyers who want a Santa María address at the lowest entry price currently published and are content with a 99 to 160 m² apartment instead of a half-floor or a house. Couples and two-person households who want the gated community's security and amenity load without paying for 300-plus m². Investors who can hold a pre-construction position until 2028 and who would rather buy from a developer with delivered towers behind it than from a first-time entrant. Amenity-driven buyers get 5,270 m² of shared space across the tower, including a padel court, a small-sided football pitch, a children's pool and splash park, a steam room and sauna, coworking, a pet spa and a jacuzzi on floor 40.
The per-square-meter position is where the entry price stops looking cheap. Panama Equity's Q1 2026 report puts Santa María pre-construction at $3,800/m² and resale at $2,900/m². Encuentra24 listings loaded on 4 August 2026 show the spread inside the tower: a 146 m² three-bedroom asking $490,000 through JDF Group Realty, about $3,356/m², and a 100 m² Model D asking $462,000, about $4,620/m², though that second listing now shows as deactivated. RE/MAX's $442,380 on a 99 m² unit lands near $4,435/m². The smallest units, the ones that make Corotú the cheapest way into Santa María, sit roughly a fifth above the neighbourhood's pre-construction average and around 60% above its resale average. Those two averages cover different stock and are not a like-for-like comparison, so treat this as a question to press rather than a settled loss. Ask what recent Santa María resales actually closed at per square meter before you accept the premium on a two-bedroom.
Golf is a separate, unpriced line item. The Santa María Country Club offers "familiares" and "ejecutivas" memberships and publishes no rates anywhere on its own site, only a phone number and an email. Broker pages quote five-figure initiation packages and four-figure annual dues, and we could not confirm any of those figures with the club, so we are not repeating them. Get the membership terms and cost in writing before you assume the golf course comes with the apartment.
The project data everyone is quoting is old. The $58 million figure, the 300 construction jobs and the "nearly 50% sold" line all come from the developer's November 2024 announcement of the structural phase. That was roughly 21 months ago and no source we found has updated it. Delivery also conflicts: the developer, Panama Equity and a July 2026 Encuentra24 listing all say 2028, while RealtyPanama shows Q2 2027 and one agent listing on Encuentra24 says 2027. We could not locate a public construction permit or any Registro Público filing tied to this tower.
Corotú is the small-unit product in a community built around large ones. Empire Residences sells 322 to 368 m² half-floors, Guayacán is quoted at 368 m², and Santa María's other inventory includes houses and lots. Corotú is not alone at this size, though. Oceana, another under-construction Santa María tower, was listed on Encuentra24 on 2 August 2026 at $446,800 for a 101 m² two-bedroom, about $4,424/m², with delivery quoted for 2027. Two towers competing for the same small-unit buyer is worth knowing before you assume scarcity. We have no data on how a 99 m² two-bedroom resells inside a neighbourhood where that is the exception.
Before you buy at Corotú
Status is under construction, sold on a purchase promise (promesa de compraventa) rather than a deed. We have not verified title status or a finca number for this tower, and the area-level pattern that Santa María land is titled is not a finding about this lot. See titled land vs. Rights of Possession for what the distinction changes, and have an attorney pull the finca at the Registro Público before you pay anything.
The developer is Valor Development, founded in 2012 by Jorge Gallo, who is also named as Corotú's project director. Their delivery record is checkable, which is more than we could say for Empire Residences: Panama Equity lists Marea II in Costa del Este as completed in 2019, and the company's own site lists Solana, Marea I, Aria and Portales as delivered. Note the shift in product, though. Marea II is a 42-floor tower of 306 to 707 m² residences priced near $2M. Corotú is 199 units of 99 to 160 m². The delivery record is real; it is a record on a different kind of building.
One thing to keep straight when you shop the portals. The agency Grupo Corotú Realty is not connected to this tower, and its Encuentra24 listings include units in Oceana, a different Santa María project. Check the building name in the listing body rather than trusting the agency name.
No source we checked publishes the deposit structure or the payment schedule for Corotú, and no source publishes an HOA rate for this tower specifically. The Encuentra24 listings show a $1/month maintenance figure, which is a portal placeholder rather than a real fee. Ask for the payment plan, the HOA estimate per m², and whether deposits sit in a bank trust (fideicomiso) or in the developer's own account. Ask for the current delivery date in writing, since the developer says 2028 and two portal and broker listings say 2027. Ask what percentage of the 199 units has actually sold as of today, because the only figure in circulation is from November 2024.

How much does an apartment at Corotú cost?
It depends heavily on which page you land on, and the gap is wide enough to matter. Our synced developer range is $449,880 to $633,619. On the 99.75 m² Model D two-bedroom, RealtyPanama shows $374,595, MMS Realtor shows $394,000, RE/MAX shows $442,380, and an Encuentra24 listing updated on 29 July 2026 showed $462,000. On the 146 m² three-bedroom, an active Encuentra24 listing posted by JDF Group Realty asks $490,000, while MMS Realtor's price sheet shows $506,462 for the same Model C. Panama Equity's project page gives $374,695 to $720,455 across all types. The pattern is price escalation through construction, so the low figures are stale early-phase pricing still sitting on listing pages. Ask the developer for a dated price list rather than trusting any listing page, including ours.
Are the prices on Encuentra24 and the other portals the same as the developer's prices?
No, and the difference matters. A portal listing is an asking price posted by an agent, not the developer's list price. For Corotú the developer list price is the primary number, because the tower is still under construction and there is no resale market in it yet. We use the portal listings to corroborate. On that test they hold up: the active Encuentra24 listing at $490,000 for a 146 m² unit and the July 2026 listing at $462,000 for a 100 m² unit both sit inside our $449,880 to $633,619 range, which is what you want to see. Portal listings also expire and get relisted at new prices, so check the posting date on any listing before you treat its number as current.
Why is our price range different from what brokers publish?
No single external source reproduces our $449,880 to $633,619 exactly. Our figure was synced from developer-supplied data on 30 July 2026, one day after a portal listing priced a Model D at $462,000 and five days after another asked $490,000 for a 146 m² unit. That timing is consistent: our range reflects current developer pricing, while the $374k and $394k starting prices on several broker pages reflect earlier phases. The top end is looser. The developer's own November 2024 announcement said $397,000 to $620,000, MMS Realtor's highest published unit is $592,768, and Panama Equity shows $720,455. Treat every published figure as approximate until you have a dated price sheet.
How many floors and units does Corotú have?
47 floors and 199 apartments. That is consistent across the developer's announcement, RE/MAX, Business Panama, MMS Realtor, RealtyPanama and Panama Equity, which is more agreement than these figures usually get.
When will Corotú be delivered?
2028 according to the developer, Panama Equity and a July 2026 Encuentra24 listing that specifies mid-2028. RealtyPanama shows Q2 2027, and one agent listing on Encuentra24 also says 2027. Construction began in July 2024 and the structural phase started in November 2024. Panama delivery dates commonly slip past the quoted figure, so get the current schedule in writing from Valor Development.
Who is the developer of Corotú?
Valor Development, also styled Grupo Valor, founded in 2012 and based in Panama City. Jorge Gallo is the founding partner and is named as Corotú's project director. The company has delivered towers, including Marea II in Costa del Este, completed in 2019. It is also building three other Santa María projects: Celeste, Guayacán and The Woods. Note that the agency Grupo Corotú Realty, which appears on Panama's property portals, is unrelated to this tower and lists units in other buildings.
Does buying at Corotú include Santa María golf club membership?
We could not confirm that it does. The Santa María Country Club's own website lists "familiares" and "ejecutivas" membership categories and publishes no rates, initiation fees or eligibility rules, only a phone number and an email address. Broker pages quote initiation packages and annual dues, but we could not trace those figures back to the club, so we are not repeating them. What are the HOA fees at Corotú?
No source publishes a rate for this tower. Santa María runs roughly $1.50 per m² per month across the community, which would put a 99.75 m² unit near $150 per month and a 159.92 m² unit near $240, but that is the community-wide figure rather than a confirmed rate for Corotú. The $1 per month shown on the Encuentra24 listings is a portal placeholder, not a fee. Get the figure in writing from the developer.
Is Corotú titled property?
Not yet. It is under construction and sold on a purchase promise (promesa de compraventa), so there is no individual titled deed for a unit.
