Guayacán runs 47 floors with two apartments on each one. Corotú, a tower of exactly the same height inside the same gated community, holds 199 apartments. Guayacán's whole floor plate is split between two four-bedroom units of 368 to 370 m², with two penthouses at the top and nothing smaller anywhere in the building. There is no permit, licence or title position here that another Santa María tower cannot claim, and every tower in this community fronts the same Nicklaus Design course, so the view is not the differentiator either. What Guayacán sells is the absence of neighbours, with roughly 2,390 m² of amenity space spread across fewer than a hundred households. The tower to weigh it against is Empire Residences, inside the same community, which offers the same half-floor format at 322 to 368 m², has already been delivered, and starts around $1.03M against $1,232,840 here. You are paying roughly $200,000 more for a 2028 delivery on a plan instead of a finished apartment you could walk through this week. That is the actual decision in front of you, and it is the one no listing page for either tower will lay out.

Where Guayacan actually is
Guayacán sits on golf-course frontage inside Santa María Golf & Country Club, facing the 18-hole Nicklaus Design course, in the Juan Díaz township of Panama City. The developer's own project site describes the plot as an island-type site within the community, and every published rendering shows the tower looking over fairways rather than over neighbouring towers. That frontage is what the price is buying. It is also not exclusive to this building: The Ivy, Corotú and Empire Residences all front the same course, so a golf view is table stakes inside these gates rather than a reason to pick one tower over another. One thing worth knowing before you commit to a 2028 delivery here. Panama Equity's 2026 market update reports that Santa María opened another development phase, with several project releases totalling 110 condos and $70 million sold in a single month. You would be moving into an active master plan, with construction traffic and cranes inside the gates for years after your own tower is finished. Who Guayacan suits — and who it doesn’t
Families who need four genuine bedrooms plus a service room and will actually occupy 370 m², and who want two-apartments-per-floor privacy over a shared corridor. Owner-occupiers who intend to live in the unit full time and are indifferent to rental yield, since there is no small unit here to rent out. Golf-focused buyers who want a course-front address inside the club and are prepared to buy membership separately. Executives working in or near Costa del Este who want a short commute at the top of the city's price range and can wait until 2028.
You would be paying preconstruction pricing into a resale market well below it. Panama Equity's Q1 2026 market report puts Santa María resale at an average $2,900/m² against $3,800/m² for preconstruction. Guayacán prices out at roughly $3,330/m² on the standard 370 m² apartment and about $3,550/m² on the penthouse, so you are buying about 15% above what resale in this community currently clears at. The same report notes that roughly a third of available inventory above $800,000 nationally is already-completed units, which is the competition a resale here would face. Golf is a separate purchase. Panama Sovereign Realty's guide to golf in Panama puts homeowner membership at the Santa María club at around a $50,000 initiation package, and nothing in Guayacán's own material says membership comes with the apartment, while Fairway Estates inside the same community states plainly that it does. Delivery dates published for this tower range from November 2026 through 2027 to 2028 depending on which broker page you land on, and the developer's own site says 2028. HOA at the community rate of roughly $1.50/m² per month puts a 370 m² unit near $555 a month before any club dues. And because every apartment is the same $1.2M-plus four-bedroom, your eventual resale pool is only people who want that exact thing, in a building where any neighbour selling at the same time is selling an identical unit.
Before you buy at Guayacan
Our synced data and Prime Real Estate's listing both call this under construction, while UDG's own project page still describes it as being in exclusive pre-sale. We could not find dated construction photography, a municipal construction permit, or any Registro Público filing tied to this tower, so treat the stage as unconfirmed and ask for site photographs with a date on them before you accept a delivery estimate. The project was announced publicly on 12 October 2023 by Grupo Valor Development and Urban Development Group (UDG), with Jorge Gallo named as Grupo Valor's founder and Gabriel Diez as UDG's general director. UDG is the substantial partner: its own material claims more than 20 projects and a family construction business going back to the 1970s, including Ten Tower and AltaPlaza. Grupo Valor is the newer name and we could not verify a delivered project under it. Ask which entity signs the promesa de compraventa, the purchase-promise contract that binds a preconstruction sale, and whose balance sheet actually stands behind your deposit. No source we checked publishes a deposit schedule for Guayacán, which is unusual for a project this far along and worth pressing your broker on directly. Title for this specific tower is unverified. Santa María as a community is titled land, but a preconstruction apartment is sold under a purchase promise and is not registered in your name until it is delivered (see titled land vs Rights of Possession for why that distinction decides what you actually own). Have an attorney pull the finca number for this lot at the Registro Público and read the deposit-forfeiture terms before you pay anything.

How much does an apartment at Guayacán cost?
$1,232,840 for the standard 370 m² apartment and $2,529,040 for the penthouse, checked 4 August 2026. The Agency Panama, Caoba Realty and Grupo MiVivienda publish those same figures independently, which is why we hold them. Two lower numbers circulate and are worth knowing about. The developer's own project site rounds down to "from $1,200,000" with the penthouse at $2,500,000, and Panama Sovereign Realty lists a 370 m² unit at $1,200,000 flat. Panama Equity publishes a lower range still, $1,187,200 to $2,435,096, which works out to roughly $3,230/m² against our $3,330/m². Preselling prices in Panama step up in tranches as a building sells, so an older listing is not necessarily wrong for the date it was published. Published penthouse sizes disagree as well, at 711.76 m² (The Agency), 718 m² (Prime Real Estate) and 770 m² (the developer's own site), so confirm the exact area on the plan before you compare price per metre. Ask for a current price sheet in writing before you rely on any of these figures, ours included.
When will Guayacán be delivered?
The developer's own site and most brokers say 2028, and that is the figure we would work from. Grupo MiVivienda shows 2027-2028, Caoba Realty shows 2027, and Prime Real Estate shows November 2026, which is not credible for a 47-storey tower publicly announced in October 2023. Get the current schedule from the developer in writing rather than relying on any broker page, including this one.
How many apartments are in Guayacán?
Two per floor, plus two penthouses. UDG describes the building as 47 levels with two apartments per floor and two penthouses, and the project site puts residential floors between levels 6 and 46. That points to a total in the mid-eighties rather than the roughly 94 units some broker pages get by multiplying 47 by two. No source we checked publishes a confirmed unit count, so ask for it.
Who is building Guayacán, and have they delivered before?
Grupo Valor Development in partnership with Urban Development Group (UDG), announced 12 October 2023. UDG has the track record: its own material claims more than 20 projects across roughly 20 years, with Ten Tower and AltaPlaza among the completed ones. Grupo Valor Development is the newer name and we could not verify a delivered project under it. Ask which of the two signs your purchase-promise contract.
Who designed Guayacán?
No source names an architect of record, including the developer's own site. Via Chicago Architects + Diseñadores, a firm based in Chicago, lists a "Torre Guayacán" in Santa María for a client called Valor on its own project page, but describes its scope as the lobbies and shared amenity spaces rather than the tower, and dates the project to a 2024 completion that no longer matches anything else published. Treat the architect as unestablished.
Does buying at Guayacán include golf or country club membership?
Nothing in Guayacán's own material says it does. Panama Sovereign Realty's guide to golf in Panama puts homeowner membership at the Santa María club at around a $50,000 initiation package, with executive memberships at $10,000 plus annual dues of roughly $4,800 to $5,700. Some projects inside the same community, Fairway Estates among them, state that membership is included. Ask explicitly, and get the answer in the contract rather than from a sales brochure.
What are the HOA fees at Guayacán?
No tower-specific figure is published. At the Santa María community rate of roughly $1.50 per m² per month, a 370 m² apartment lands near $555 a month and a 711 m² penthouse near $1,070, before any golf or country club dues. Confirm the actual rate for this building in writing, since a large-format tower with 2,390 m² of amenities spread over fewer than a hundred units can carry a higher per-metre cost than the community average.
