Every other project selling inside Santa María is a tower. Empire Residences is 48 storeys, Celeste is a 42-storey tower, Guayacán and Corotú are apartments. The Woods is the community's house project: 109 single-family and duplex homes on lots running roughly 305 to 830 m², facing either one of the lakes or the treeline the project is named after. Its developer describes it as the only house project currently available in Santa María, and nothing in the sources we checked contradicts that for new construction.

Two things follow from being houses rather than a tower. Phases 1 and 2 are already built and occupied, phase 1 since December 2022, so you can walk a finished street and look at delivered houses before you sign anything. No preselling tower in Santa María offers that. There is also already a working secondary market here, which is unusual for a project this new. Nine agent listings for The Woods were live on Encuentra24 on 4 August 2026, asking $1,000,000 to $1,870,000.

The gap inside that range is what to understand before you shop. The 412.45 m² detached model is sold out from the developer, so everything new is duplex, meaning a house that shares one wall with a neighbour. Detached houses do come back around on resale, at roughly $4,539 per m² against $3,077 to $3,327 per m² for the duplex stock. On a house that size the premium works out near $600,000. If detached is what you actually want, you are shopping the resale market, not a price list.

Where The Woods actually is

The Woods sits off Boulevard Santa María inside the Santa María master plan, in its own gated enclave rather than on the golf frontage. Lot sizes run from about 305 m² to 830 m², and the homes are oriented toward either a lake or the wooded strip along the edge of the community. The enclave has its own amenity set rather than relying entirely on the country club: a lake-view walking trail, a central park with a sports court, a pump track, a dog park, a mini soccer pitch, a padel court, a children's playground and a sensory garden, plus a guardhouse and a full standby generator for the development. Street lighting went in around 2023, over 90 LED units on daylight sensors installed through Carandini's Panama partner Luxes Corp, which is a minor detail on its own but a reasonable signal that infrastructure here was built out ahead of the houses. Phases 3 and 4 are still under construction, so anyone moving into a delivered phase now shares the neighbourhood with an active build site for a while.

Who The Woods suits — and who it doesn’t

Families who want a house with a private garden inside Santa María rather than a unit in one of its four towers, and who want the option of adding a pool, which the larger models are laid out for. Buyers who dislike buying from a rendering: two phases here are finished and lived in, so the product is inspectable in a way a preselling tower is not. Buyers who want a two-storey home with a ground-floor kitchen, living and dining, a family room upstairs, and staff quarters with a separate bathroom, which is the standard layout across all models. It suits pure golfers less well than the address implies, because club membership is a separate purchase on top of the house price.

Golf membership does not come with the house. Santa María Country Club's own membership page publishes no prices, and its golf page states only that Santa María residents may apply. Two separate brokers put the homeowner initiation package at around $50,000 as a one-time cost, with Panama Sovereign Realty adding annual maintenance of roughly $4,800 to $5,700 depending on membership type. Neither figure comes from the club, so treat both as claims to verify. One Encuentra24 listing for The Woods describes the golf and country club memberships as optional rather than included, which is consistent. If golf is the reason you are buying here, price it in before you compare The Woods against a house outside the gates.

Detached costs roughly $600,000 more than attached. Vaca Group lists the 412.45 m² unifamiliar model as sold out from the developer, so all new inventory is duplex. On 4 August 2026 a 412 m² detached house on a 716 m² lot was asking $1,870,000 on Encuentra24, which is $4,539 per m². The duplex models on the same portal ran $3,077 to $3,327 per m². Both are asking prices rather than closed sales, but the spread between them is wide enough that it will shape which house you end up in.

Ask several agents. On 4 August 2026 two Encuentra24 listings for essentially the same 399 to 400 m² model asked $1,145,878 and $1,250,000, a spread of about $104,000 on the same floor plan.

The developer of record is not consistently named. Santa María's own project page credits Ideal Living Corp, the master developer registered in Panama specifically to build Santa María Golf & Country Club and the Santa María Business District. The project's own microsite and Grupo Valor Development's portfolio both credit Valor. An independent lighting supplier's 2023 project record names the promoter as "Ideal Living Santa María." Those are reconcilable if Ideal Living owns the master plan and Valor develops this enclave, but nobody states it plainly, so ask who signs your contract.

Payment terms conflict across sources. InmoProyectos shows 5% on reservation, 25% during construction and 70% at closing, explicitly flagged as referential. Metro Realty shows a $10,000 reservation valid 30 days and 20% down for both Panamanians and foreign buyers. Get the current terms in writing.

Phases 3 and 4 are still building, so a delivered-phase buyer lives beside an active site for a while.

Before you buy at The Woods

Title not checked

We have not verified title for this project. Santa María as a whole is titled land and this is a fully platted gated community selling houses on individually sized lots, which is consistent with titled ownership, but we did not pull a finca number for The Woods at the Registro Público and we are not going to imply that we did. Ask for the finca number of the specific lot and have an attorney confirm it before any deposit. If you are unclear why that matters in Panama, start with titled land vs. Rights of Possession.

Our synced status says preselling, which is only half right. Phase 1 was delivered in December 2022 and phase 2 followed, so completed houses exist and are occupied, and several are on the resale market. Phases 3 and 4 are the ones still selling and building. Delivery estimates for those disagree across sources: InmoProyectos and the developer's own blog say 2026, The Agency says 2027, and an older RE/MAX listing scheduled phase 3 for 2025 and phase 4 for 2026. That older schedule has already partly lapsed, so ask which phase your specific house belongs to and get its date in writing rather than the project-wide figure.

Two different kinds of price exist here and the range at the top of this page spans both. Developer list pricing is what the promoter's own current list quotes, and Vaca Group publishes it by model: $1,068,312 for the 318.22 m² B1, $1,192,846 for the 338.77 m² B4, $1,289,066 for the 399.91 m² Model A. Portal asking prices are what individual agents post for specific finished houses, including resales. Read the low end of our range as new duplex stock from the developer and the high end as an agent's asking price on a detached resale. For phases 3 and 4 the developer list is the number that matters. For a finished house the asking price is the honest signal, and it is negotiable in a way a developer list price is not.

On fees, Metro Realty puts The Woods at $400 per month plus $100 per month to Santa María for the community's general areas. That is one source. Every Encuentra24 listing we opened left the maintenance field blank or told buyers to ask the seller, so no portal listing corroborates it. It does land close to what Santa María's community-wide rate of roughly $1.50/m² per month would produce for a 318 m² house, which makes it plausible rather than confirmed. Get the actual figure for your unit in writing.

Ask your attorney to name the contracting entity and confirm its corporate registration, pull the finca and plano for the lot, review the promesa de compraventa deposit-forfeiture terms, and get the country club membership cost and whether it transfers on resale, in writing, from the club rather than from a broker.

What do houses at The Woods actually sell for?

On 4 August 2026 there were nine live agent listings for The Woods on Encuentra24, asking $1,000,000 to $1,870,000. By size: 318 m² asked $1,000,000 and $1,058,000; 338 m² asked $1,040,000 and $1,263,809; 399 to 400 m² asked $1,145,878 and $1,250,000; 360 m² asked $1,450,000; 420 m² asked $1,400,000; and a 412 m² detached house on a 716 m² lot asked $1,870,000. That works out to roughly $2,866 to $4,539 per m², with most of the duplex stock between $3,077 and $3,327. Those are asking prices posted by agents rather than closed sales, and they are negotiable.

Is the price range on this page a developer price or an asking price?

Both, at opposite ends. The floor of $1,058,058 tracks developer list pricing for the smallest 318 m² duplex, and two Encuentra24 listings for that model asked $1,000,000 and $1,058,000 on 4 August 2026. The ceiling of $1,870,000 is a live Encuentra24 asking price for a 412 m² detached house on a 716 m² lot completed in 2024, corroborated by The Agency's listing topping out at $1,790,462 and by Prime Real Estate quoting the 400 m² Model C from $1,671,991. So the low end is roughly what a developer will quote for new duplex stock and the high end is what an agent is asking for a finished detached house. Neither is a confirmed sale price.

Is The Woods houses or apartments?

Houses. It is the house project inside Santa María, which is otherwise a community of apartment towers. The homes are two-storey, 3 or 4 bedrooms, with ground-floor kitchen, living and dining, a family room upstairs, a terrace, staff quarters with their own bathroom and two parking spaces. Note that the 412.45 m² detached (unifamiliar) model is sold out from the developer, so new inventory is the duplex models, which share a wall with one neighbour. Detached houses appear on the resale market at a premium of roughly $600,000.

Does buying a house at The Woods include golf club membership?

No. Santa María's own golf page says only that residents may apply for membership, and the country club's membership page publishes no prices at all. What can a house at The Woods rent for?

One agent said so on a listing that no longer exists, and that is the whole of the evidence. An Encuentra24 resale listing for a 319 m² house at The Woods, asking $1,250,000, described the property as tenanted at $6,300 per month. That listing has since been deactivated. Against the asking price the figure would imply roughly 6% gross, before HOA, property tax, management and vacancy, but we are not asserting that as a yield and no Panamanian institution publishes rental returns at project level. Treat it as a single claim to test against current comparables.

Is The Woods titled property?

We have not verified it. Santa María is titled land generally and The Woods sells houses on individual lots in a fully platted gated community, with occupied phases since December 2022 and houses actively reselling, all consistent with titled ownership. But we did not pull a finca number at the Registro Público for this project, so we are recording title status as unknown rather than assuming.
