La Maison is finished. That is the most important thing about it and the thing most likely to get lost behind the Fendi name. Nearly every apartment on this site at this price is a rendering with a 2029 delivery date and three years of staged deposits between you and a key. This one is standing, fitted out and available for immediate delivery, with two decorated model apartments you can walk through: the 397 m² on the fifteenth floor by Carolina Castrillón, and the 437 m² on the twenty-fourth done by Fendi themselves. You are buying a building you can stand inside, from a seller who cannot revise the delivery date.

The scarcity is real and it is arithmetic rather than marketing. Ninety-eight residences across sixty-one floors works out to roughly one or two apartments per level, each with its own private lobby served by three lifts. Floors are Namibian marble, ceilings run 3.20 metres, and the kitchens and bathrooms are Fendi with Hans Grohe fittings and rose gold detailing. Three levels are given over to amenities, including an Anna Lisa Volpe medical spa, a soundproofed recording studio with instruments, and separate wet areas for men and women.

Two things the brand does not tell you. The published prices do not include furniture or appliances, so the Fendi Casa interior in the photographs is a separate negotiation. And there is no small apartment here. The entry unit is 355 m², which means the entry price is $1,532,550 and there is no version of this building for a buyer who wants a two-bedroom in Santa María.

Where La Maison by Fendi Casa actually is

La Maison stands inside Santa María Golf & Country Club, the gated golf community east of the city centre, wrapped around an eighteen-hole Nicklaus Design course. The club also carries a Marriott Luxury Collection hotel, and residents get the country club infrastructure alongside it: tennis and padel courts, a sports club and the clubhouse. The building's own orientation matters at these sizes. The larger layouts open onto the mangrove and the Pacific, and the difference between the 355 m² and the 397 m² is precisely about that: on the 355 the den sits semi-closed between the bedrooms, while on the 397 and the 437 it opens up with floor-to-ceiling glazing onto that view. If you are choosing between the two smaller plans, that is the decision, not the 42 square metres.

Understand what kind of place this is before you buy into it. Santa María is a planned, gated, car-dependent golf community with schools, a hotel and a clubhouse, and it is quiet by design. It is not walkable to restaurants, bars or street life in the way Obarrio or Marbella are. Tocumen International is close, which suits owners who travel constantly. Who La Maison by Fendi Casa suits — and who it doesn’t

Buyers at the top of the Panamanian market who want to see and touch what they are buying rather than commit seven figures to a rendering. That is the central case here: the building is complete, two furnished model apartments are open, and there is no delivery date to slip and no deposit sitting in a developer's working capital for three years.

Families and multi-generational households who genuinely need the floor area. Every layout is 355 m² or larger with three or four bedrooms plus a service area on its own independent entrance, which is the standard configuration for households running live-in domestic staff. If that is not how you live, you are paying for square metres you will not use.

Owners who travel constantly and want a lock-and-leave apartment with full concierge, valet and a serviced amenity floor, close to Tocumen. And buyers who want privacy in a way most Panamanian towers cannot offer: one or two apartments per floor, each with a private lobby, is a different daily experience from eight units sharing a lift bank.

It suits investors chasing yield poorly, and anyone wanting a foothold in Santa María at a normal price poorly. Both are covered below.

The furniture is not included, and the photographs are the reason people assume otherwise. The published prices exclude furniture and appliances. The developer will negotiate a furnished or turnkey delivery separately. On a 355 m² apartment specified to match what you see in the model units, a Fendi Casa fit-out is a substantial second cheque, and it is the single most common misunderstanding about this building. Get the furnished price in writing as its own line before you compare this against anything else.

There is no entry-level apartment. The smallest layout is 355 m² at $1,532,550. If you want Santa María but not at that number, the same community holds several towers at a fraction of it, and we cover Celeste, Corotú, Guayacan, The Woods and Empire Residences. Buying the smallest unit in an expensive building to get the address is usually a worse outcome than buying a good unit in a cheaper one.

The resale pool is thin, and that cuts both ways. Ninety-eight apartments priced from $1.5 million into the $4 millions is a narrow market in a country this size. Scarcity supports the price while you hold it and shrinks the buyer list when you sell. Ask any agent for actual days-on-market and closed resale prices in this building rather than asking prices, because at this level the gap between the two is where the real information sits.

Nobody agrees how many apartments there are. The developer's own material says 99 residences across 60 floors. Broker sources say 97 or 98 across 61 storeys. Those cannot all be right. It is a small thing on its own and it is worth resolving, because the number of units drives your share of the common elements and your share of the maintenance budget under the horizontal property regime.

No maintenance figure is published anywhere. We could not find an HOA rate from the developer or from any broker. On a building with three full amenity levels, an assisted medical spa, a private restaurant, valet, 24/7 bilingual concierge and roughly one apartment per floor sharing those costs across only 98 owners, the monthly figure will be significant. Ask for the actual reglamento de copropiedad budget and the current per-square-metre rate before you buy, not the launch estimate.

This is not a rental play. Santa María sits inside the distrito de Panamá, where article 21 of Ley 80 de 2012 prohibits letting under 45 days without tourist accommodation authorisation. Nothing about this building is sold on a short-stay licence, and long-term tenants for a $1.5 million 355 m² apartment are a small and slow market. The service area assumes a household that has staff. Every layout includes a service area with its own independent entrance. That is normal at this level in Panama and it is worth noticing if it is not how you intend to live, because it is floor area and cost dedicated to a function you may not use.

Before you buy at La Maison by Fendi Casa

Titled

Prices, and what they cover. The three standard layouts are $1,532,550 for the 355 m² (3,821 sq ft) from the twenty-fourth floor, $1,618,147 for the 397 m² (4,273 sq ft) from the eighth floor, and $1,905,704 for the 437 m² (4,704 sq ft) from the twenty-seventh. The first two are three-bedroom, the third four-bedroom, and all three include a service area with an independent entrance. Penthouses run larger, up to around 842 m², and the top of the building has been listed at $4,469,674.

Those figures reconcile well, which is worth saying because on most projects they do not. The Agency Panama publishes the range as $1,532,550 to $4,469,674, matching our entry figure to the dollar. Prices exclude furniture and appliances, and a furnished or turnkey delivery is negotiable separately.

Because the building is finished, the diligence is different and mostly easier. There is no promesa de compraventa risk, no deposit funding someone's construction, and no delivery date to argue about. What replaces it is ordinary resale and completed-building diligence, which is more checkable, not less. Ask for the finca number, the parcel's individual entry in the Registro Público, for the specific apartment, and have an attorney confirm the horizontal property regime is registered, that the unit is free of liens and mortgages, and that maintenance is paid up to date. Unpaid HOA arrears attach to the unit in Panama, not to the seller who ran them up. We have not verified title for this building and are not going to imply we have. Santa María is long-established titled land, but that is a community-level pattern rather than a fact about a specific apartment. On a completed building the finca exists and can be pulled, so there is no excuse for buying without it.

Get these in writing. The monthly maintenance fee for your specific unit and the current reglamento de copropiedad budget. The furnished price as a separate line. Confirmation of the actual unit count, since sources give 97, 98 and 99. Whether the apartment has been occupied or let, and what condition the Fendi kitchen and bathroom fittings are in, since replacement parts for specified Italian and German fittings are not a local purchase. And, at this price, an independent valuation from someone not earning commission on the sale.

The developer and the design. Architecture is by GVA Arquitectos, with interiors under Fendi Casa's direction. The two model apartments are worth visiting as part of your diligence rather than as a showroom trip: the 397 m² on the fifteenth floor was decorated by Carolina Castrillón, and the 437 m² on the twenty-fourth by Fendi. Walk both. The difference between the semi-closed den on the smaller plan and the open, fully glazed den on the larger ones is the sort of thing you will feel in a model unit and never see in a floor plan.

Finished, and available for immediate delivery. Two decorated model apartments are open to view: the 397 m² on the fifteenth floor, decorated by Carolina Castrillón, and the 437 m² on the twenty-fourth, done by Fendi.

That matters more than it sounds. Almost everything else at this price in Panama is sold off a rendering with a delivery date three or four years out and staged deposits in between. Here there is no completion risk, no date to slip, and no purchase promise standing in for a deed. You are buying a finished apartment in a standing building, which is a fundamentally different transaction.

What does an apartment at La Maison by Fendi cost?

What is the difference between the 355 m² and the 397 m²?

The den, not the 42 square metres. On the 355 m² the den sits semi-closed between the bedrooms. On the 397 m², and on the 437 m², the den opens up with floor-to-ceiling glazing onto the mangrove and the Pacific.

So the smaller plan gives you a family room tucked into the private side of the apartment, and the larger ones give you a second living space on the view. Which is better depends entirely on how you live, and it is the kind of difference you will feel standing in a model unit and never read off a floor plan. Both model apartments are open. Walk both.

How many apartments are there, and how private is it?

Sources disagree. The developer's own material says 99 residences across 60 floors. Broker sources say 97 or 98 across 61 storeys. We have recorded 98 and 61 as the better-supported figures, and the discrepancy is worth resolving before you buy, because the unit count determines your share of the common elements and of the maintenance budget.

What are the maintenance fees?

Fewer owners carrying a large serviced building means a high figure per apartment.

On a completed building this exists and is auditable, so there is no reason to accept an estimate. Also confirm the unit is clear of maintenance arrears, because in Panama unpaid HOA debt attaches to the apartment rather than to the seller who ran it up.

What is actually in the amenity floors?

Three levels, fully assisted and exclusive to residents.

What are the finishes like?

The specification is where the Fendi association actually shows up rather than just the branding. Floors are marble brought from Namibia. Ceilings run 3.20 metres with glazing throughout the apartment. Kitchens are Fendi, with exotic marble surfaces, and the bathrooms follow the same treatment. Upper kitchen cabinets carry indirect LED lighting with rose gold finishes, matched by German Hans Grohe taps.

One practical note for a resale purchase: specified Italian and German fittings are not a local hardware purchase in Panama. Check the condition of kitchen and bathroom fittings carefully, and ask what the building or the developer can source for replacements.

Can I rent a La Maison apartment out?

Long-term, yes. Short-term, no. Santa María sits inside the distrito de Panamá, where article 21 of Ley 80 de 2012 prohibits rentals under 45 days without tourist accommodation authorisation from the Autoridad de Turismo de Panamá, and nothing about this building is sold on such a licence.

Be realistic about the long-term market too. The tenant pool for a 355 m² apartment at this level is small and slow-moving, and yields at these prices are thin. This is a building to live in rather than an income asset.
